Commercial Loans

We deal with all types of commercial needs. Whether you are seeking Debt or Equity funding for a new Development, a Purchase, a Refinance, Hard Money or a Bridge Loan, we have many sources available. We even have some sources for Hedge Funds and Stock backed loans.

Our lenders can fund projects from about $100,000.00 to over $500,000,000.00 USD. (How much do you need?) These Loans are available for projects in the US and beyond.

Most of these lenders are not banks and thus they have more flexibility in what they can offer as loan products particularly when few banks are even making loans in the current financial environment of 2010. Some of these lenders will even consider a Joint Venture arrangement.

To get started we prefer to be provided by email an Executive Summary of your project. It is also wise to fill out the application form (the link below) so that we have most of your basic information some of which may not be in your Executive Summary.

Hard Money Loans: We have sources of Hard Money loans available from about $50k to $500 million! The smaller loans of up to $100k are available in CA, OR or UT only. The larger ones are available nationwide and beyond. One to 3 year terms with full recourse. Interest only. Equity participation or an exit fee.

Bridge Loans: We have FAST turnaround Bridge Loan funding (from $100k to $50 million) for loans secured by business real estate. Funds can be available in as little as 7 days! These are interest only short term loans running from 6 to 36 months. (Bridge Loans are also sometimes called Swing Loans.)

Theme Parks and other Recreational Facilities: We have sources for Land Development Loans and Joint Ventures from a minimum of $1 million up to no limit! We are affiliated with a worldwide leader that has developed many theme parks and related facilities around the world. This company has vast experience and resources and can assist you in all stages of your project - all the way from conception, feasibility studies, financing, construction, management of the project, and operation of the finished project.

100% Financing: 100% (or nearly 100%) commercial financing can be very difficult although it is not impossible. This is a very limited but dynamic area of financing in that the funding participants and their criteria often change. These kinds of deals are usually not even considered by the funders unless they are in the multimillion-dollar range.

This type of funding is more likely in reality to end up at something less than 100%. The borrower usually has to provide some cash for at least the due diligence, travel, etc. There are very few projects were the lender(s) will put up the full amount without some consideration from the borrower. The net loan amount is more likely to be in the 90 to 95% range for these kind of deals.

If this is the kind of funding you are looking for; it is best to submit your Executive Summary of 3 to 10 pages to us for an overview of the project. Your Summary should include, a description of the project, projected financial's for at least 3 years (5 years better), the competition, the market, borrowers experience, etc. If it looks like we may have a funder for you, we will provide a NonC-NonD document as well as a Fee Agreement for the parties to execute.

Venture Capital: If you are seeking capital for a new venture we may be able to help you. However, this can be the most difficult financing to achieve and it may require more than just a good or clever idea. But, we specialize in these more difficult situations. Because of our vast source of financing solutions and expertise with both debt and equity financing we can provide solutions when others may not.

In general, in order to achieve Venture Capital funding one must have something unique to bring to the market, a highly profitable endeavor, and there needs to be a viable plan to pay people back.
